We are doing the official changing of the mudroom We are doing the official changing of the mudroom guard today from summer to winter. Sad and happy day 4 things we always add to a mudroom when building a custom home: Lockers— with at least 2 hooks, ventilated cabinets and a charging port Place for TONS of shoes— family and kids = endless shoes Sock storage— again… kids…. Running back upstairs for socks for 3 people because we all forgot doesn’t help the rush out the door Durable flooring— water, dirt, boogers and maybe even some blood (IYKYK— those rollerblade crashes are no joke). $3? $5? What is this world coming to? But in all $3? $5? What is this world coming to? But in all seriousness things are not what they used to be. Building a home can be stressful financially UNLESS you do these things 1️⃣ START your project with a contingency This is money you intentionally set aside for increases in pricing or an addition you just HAVE to have 2️⃣ Make decisions UPFRONT This is one Ben and I are SO intentional about. The more decisions you can make upfront the better off you’ll be. You will likely have to make some changes, but they are not as big of a hit financially as waiting until the last minute and being forced to make a cheap decision or an expensive one. 3️⃣ Order Early Again— don’t force yourself into a bad decision because of timing. We like to order must have materials early and store them to make sure that perfect ____ (tile, sofa, appliance— whatever) makes it into the design and the build. 4️⃣ Hire Us Or another pro you feel comfortable with. I hear lots of people saying cutting out a general contractor and interior designer will save you money. And in some cases they are right. But they never account for aspects like the increase in materials, paying for what they don’t know is a requirement, interest on your loan because it takes you way longer than expected, the cost of doing things twice, the increase in each sub because they are working with a homeowner instead of a GC (yes, that’s a thing)…. We truly believe that we are to be good stewards of your money throughout the design and construction of your dream home. Why? 💵 Waiting to purchase materials to see if prices will come down 💵 We get why this one is tempting but trust me when I say this will screw up the timing of a job quicker than anything— which will cost so much more than what you may save. It misaligns subcontractors and makes it nearly impossible to get over one back on track. Essentially you take yourself out of line and go to the back every time you put a hold to see if prices will come down. 🐢 Being slow to make payments 🐌 Being Prompt to make payments will allow subcontractors to promptly buy materials and get labor on your site. If your quick, they are quick 💨 🤳Trolling Pinterest 🤳 There comes a time where you need to shut it down. I know its tempting to keep looking and comingnuo with desires, but that will quickly derail your cohesive design and your timeline. 🔨 We will get it right and get it built.
